Australian Technology Park has been a hub for innovation since Sydney’s historic locomotive sheds were first built in 1878. Today, 140 years later, it is the site of one of the largest workplace transformation and urban renewal projects in Australian history.
Johnson Controls, a global diversified technology and industrial leader, has been appointed by developer, Mirvac, as a key technical partner for the delivery and ongoing service of a world-class HVAC control system (BMS) for Building 2, the largest of the site’s three buildings (and new headquarters for anchor tenant, the Commonwealth Bank). When completed, the 51,000sqm premium grade office block will comprise one of the largest wireless and IP based building management solutions in the Asia Pacific region.
The project was awarded to Johnson Controls based on the company’s prior experience in delivering major premium grade commercial projects, proven wireless solutions, its solid IP portfolio and Tier 1 delivery standards. A unique selling point was the company’s open vendor approach, providing Metasys Solutions without any ongoing licensing fees, and the sharing of all software, programming tools and passwords. Detailed technical submissions and designs outlining PICS, network architecture and product selection specifications were also provided to further demonstrate the company’s capability in the delivery and service of complex HVAC mechanical solutions and BMS systems.
Johnson Controls is managing all Building 2 HVAC control systems, along with supplying industry leading York Chillers, including one 1525kwr capacity water cooled magnetic bearing oil free VSD chiller and two 1900kwr water cooled centrifugal VSD chillers. The state-of-the-art chiller technology is an integral element in maximising the building’s energy and water efficiency, and creating a healthier working environment.
By leveraging both Johnson Controls Metasys and York portfolios, Johnson Controls is able to configure an optimised solution for Building 2. This approach forms part of Mirvac’s commitment to a sustainable future, which includes achieving its goal of 5 Star NABERS Energy and 6 Star Green Star (V3) As Built ratings.
The open platform solution is also compatible for site-wide integration with third party systems, including the Tridium Niagara platform. An open platform approach also utilises an IP portfolio that leverages the building’s converged network, and is future-focused to Johnson Controls proven wireless devices that complement the internal architectural column design that allows for ease of reconfiguration and service.
Johnson Controls commenced the project in February 2018 with completion expected in 2020. Through ingenuity, experience, meticulous planning and transparent collaboration, Johnson Controls is on track to exceed client expectations.
